Maintenance & Remodeling Services LLC
defines building maintenance using a five-step process to support a building’s maintenance needs. These steps establish a building profile which in turn generates a building schedule. These schedules are pre-approved by the board to ensure that all building needs are clearly defined and included in the building profile.
The 6 maintenance categories include:

- Preventative Maintenance
- Emergency Service Maintenance
- Requested or Corrective Maintenance
- Scheduled Project & Contract Work
- Homeowner Direct Projects
These services will be tailored to include all-size renovations, construction and repairs and Maintenance & Remodeling Services LLC has personnel uniquely qualified to meet these requirements. Our assigned building maintenance technician will work in concert with the property manager or board to make sure that the needs of your association’s maintenance and project management requirements are met.
Maintenance & Remodeling Services LLC also provides maintenance services and larger project work to individual homeowners for items such as:
- Preventative Maintenance Inspections
- Light Electrical
- Minor Plumbing
- Painting
- Drywall repairs
- Carpentry repairs and projects
- Siding repairs
- Porch repairs or rebuilds for residential or commercial buildings

SERVICES OFFERED
Routine Maintenance
Work done on a set schedule to make sure all the day to day needs of the building are met.
EXAMPLES
Change light bulbs, check fire alarm systems, maintain trash rooms, attach hose bibs, change filters, replace/repair locks, install/repair signage, replace light fixtures, give access to vendors, exterior clean up
Preventative Maintenance
Routine assessment of needs that may present a problem in the near future.
EXAMPLES
Repairs to roofs, siding, deck, railings, garages, mailboxes, building mechanics
Emergency & On Call Services
any after-hour work that requires immediate attention
EXAMPLES
Leak investigation, fire alarms going off, broken window/door from break in, storm damage
Requested or Corrective Maintenance
A smaller project that would take less than one day to complete.
EXAMPLES
Clogged trash shoot, clean up of stains, patching of holes in siding, removal of birds nests, changing light fixtures
Scheduled Project or Contract Work
A project that would take longer than one work day to complete. This would require a proposal that would be pre-approved by the board.
EXAMPLES
Residing a building, installing a bank of mailboxes, rebuilding decks, installing a fence, door and/or window installation, carpentry work
Homeowner Direct Projects
Projects requested within the unit of a homeowner. Payment would be the responsibility of the homeowner and would require a proposal approved by that party.

Drywall repair, painting, kitchen/bath remodel, build and/or install shelving, install drapery rods and blinds, replace garbage disposal
